All three of Vancouver's seawall connect here; great for walking or biking. Restaurants and coffee shops abound on Denman Street, just half a block from my condo, which also is home for many boutique style shops, groceries, and liquor outlets....

1. Term of agreement
The term of this agreement will be as follows. This will be a fixed short or long term tenancy
The rent shall be 800 CAD per month including utilities, First-month rent deposit of 800 CAD + 400 CAD making a total amount of 1,200 CAD shall be payable in advance. For me to confirmed and reserve the apartment for you. Rent charges shall be made payable directly to the landlord designated lawyer.
3. Included in the rent
The following items, appliances, and services are included in the rent:

 Oven  refrigerator  dishwasher  furniture
 Window coverings  carpets  laundry facilities  Cable-vision
 Garbage collection  parking space for 5 vehicle(s)  sewage disposal
 Sheets and towels  Computer with Internet access.
I will not take away or ask you to pay extra for a service or facility that is already.
